Birding can be great at any time of year. The area includes the shoreline of the Connecticut River, the terminus of the Waits River, acres of wetlands, fields, brush and woody areas. There is parking near the wastewater treatment plant on Depot Street, at the Doe Meadow Lane boat launch, and at the fairgrounds on Carson Lane.

The Bugbee Landing Boat Ramp provides access to a view of the Waits River in Vermont as it approaches the confluence with the Connecticut River. The Vermont-New Hampshire state line is on the west of the Connecticut River. 

Access to the boat ramp is not plowed during the winter.

The Waits River is a 24.5-mile-long river in eastern Vermont. The Waits River Formation is a rock unit named after the river since it underlies most of the river.

The Waits River rises in southwestern Caledonia County in the town of Groton and shortly enters Orange County, where it flows generally southeastwardly through the towns of Orange, Topsham, Corinth, and Bradford, to the village of Bradford where it joins the Connecticut River.
